California gives you two years from the injury to file most claims. When a Los Angeles County home is sold at a trustee’s sale, the Trustee’s Deed Upon Sale is recorded with the Registrar-Recorder/County Clerk in Norwalk. That recorded document, and the earlier Notice of Trustee’s Sale, tell you who the trustee is and how to reach them. Given home values across the county, surpluses here are often substantial, and junior lienholders line up quickly. Wills, trusts, and probate
Los Angeles County probate runs through the Stanley Mosk Courthouse, and a full probate here commonly takes a year or more. For a family whose main asset is a house, that delay and the statutory fees calculated on the home’s gross value are the reason to plan ahead with a living trust.
